		<description>this analysis is really well done, and I think it is spot on. It doesn&#039;t even consider the effects of climate change on accelerating the dilapidation of the fringe.  No one really wants to talk about exurbs becoming the new inner ring suburbs but no one cares about them because no one passes through them.</description>
